FAQ

Questions we hear most.

Straight answers about how our memberships work, what is included, and what to expect.

The basics

What does Hull & Home do?

Hull & Home is a property management company led by its founders, with decades of combined experience. Each member gets one Property Partner who oversees the home, the dock, the boat, and every vendor connected to them, on a schedule, with a photo report after every visit. We offer monitoring, maintenance, and blended memberships to cover all of your needs.

Who is Hull & Home for?

Homeowners who want their property cared for without managing it themselves. That includes primary homes, lake houses, beach houses, and second homes, along with the boats, docks, lifts, and vehicles that go with them.

What is a Property Partner?

Your single point of contact. Your Property Partner knows your property and your equipment, keeps the maintenance calendar, manages vendors, and documents every visit. When you call, you reach a founder.

Do you offer luxury property management?

Yes. Hull & Home is built for owners who expect their homes, boats, and docks to be cared for to a high standard: one Property Partner, scheduled proactive maintenance, vendors managed end to end, and a report with photos after every visit.

What is proactive property maintenance?

Finding what is about to fail instead of waiting for what already has. Every visit is an inspection of the systems that fail first, such as the AC, plumbing, drainage, water heaters, and decks, so small issues are fixed while they are still service calls.

What is lifestyle maintenance?

Care for the whole property and everything on it, not just the structure. That covers the home, the dock and lift, the boat, jet skis, golf carts, and vehicles, so the things you use for the life you bought the property for are ready when you are.

Do you offer concierge services?

Your Property Partner handles the details an owner would otherwise chase: arrival preparation, boat preparation, vendor scheduling, and coordination of vehicles and equipment.

Where do you work?

We serve the Austin area, including Lake Travis, Lakeway, The Hills, Spanish Oaks, Bee Cave, Spicewood, and Horseshoe Bay, and the Texas coast around Rockport, Fulton, and Aransas Pass.

Membership and pricing

What membership plans do you offer?

We offer three memberships, so you can choose the coverage that fits how you use the property:

  • Maintenance Membership: the home kept up on a schedule, so everything works when you arrive.
  • Monitoring Membership: someone watching the house while it sits empty, with a report after every visit.
  • Blended Membership: both together, so the home is watched while it is empty and kept up all year.

Each is built during the initial walkthrough. The details of what each one includes are below.

What is included in each membership?

Every membership includes:

  • Your own Property Partner, personally familiar with your property and easy to reach
  • A dated report with photos after every visit: the work performed, the price, and anything we are watching for next time
  • Priority scheduling and emergency response
  • Every repair and vendor managed end to end, yours or ours
  • Minor issues addressed on the spot, such as debris picked up, patio blown off, and counters and windows wiped
  • An annual property assessment and a running record of the house

The Maintenance Membership adds quarterly maintenance visits with seasonal task lists, so the home is kept up on a schedule and everything works when you arrive.

The Monitoring Membership adds scheduled interior and exterior walkthroughs while the home is vacant, plus storm and freeze readiness with documentation afterward, so someone is watching the house while you are away.

The Blended Membership includes both, so the home is watched while it is empty and kept up all year.

Arrival preparation and boat, vehicle, and cart coverage are add-ons on every membership.

How is membership priced?

Pricing is based on your property and how often you want us there. Your membership is built during our initial walkthrough of the property.

What happens at the initial walkthrough?

We walk the property, understand your needs, answer any questions you have, and build your plan.

What happens at the onboarding property visit?

This is a thorough deep dive that takes three to four hours. We inventory everything on your property that is included in your plan and set up the maintenance schedules.

What costs extra?

Two things sit outside the membership. Repairs and projects are quoted as one all-in price: the vendor's charge plus our management fee, with a $125 minimum per job. Add-ons for boats, vehicles, jet skis, and golf carts or UTVs are priced per unit at the walkthrough, and the services themselves are billed separately.

Do I approve work before it starts?

Yes. Nothing starts without your approval, and larger projects come with a written scope. We can also set a dollar threshold, so you only approve work above that amount.

How do I cancel my membership?

Memberships are billed quarterly and renew automatically each quarter until canceled. You can cancel by giving us at least 30 days' notice before the end of your current paid quarter, and your membership ends when that quarter does. We do not refund any part of a quarter that has been paid.

Maintenance and visits

What happens during a quarterly visit?

Every visit runs the same core checks: a whole-home leak inspection, HVAC filters replaced, dishwasher, disposal, and washer sanitized, drain flow and water pressure tested, shutoff valves exercised, and the breaker panel inspected. Each season adds its own work, such as coil cleaning, condensation line cleanings, drainage checks in spring, detector batteries in fall, and freeze protection in winter.

How often will someone visit the property?

Four quarterly visits a year. For a home that sits empty between trips, we add regular property visits on top of that. We set the frequency while building your plan and adjust it as needs and seasons change.

Who does the visits?

Some visits are done by our own team and some by licensed and insured vendors, depending on the work. Either way, your Property Partner manages it, and you get a report with photos after every visit.

How will I know what was done?

After every visit you get a dated report with photos covering the work performed, the price, and anything we are watching for next time.

Can you get my home ready before I arrive?

Yes. Arrival preparation means the climate set, the lights on, and the systems running before you reach the driveway, followed by a final walkthrough the day of. We close the house down the same way when you leave.

Do you check on my home while I am out of town?

Yes. Secondary and out of town owner property checks are part of the Monitoring Membership, and the Blended Membership includes them too. These are scheduled interior and exterior walkthroughs while your home is vacant, with minor issues addressed on the spot and a report with photos afterward. We set how often during your plan and adjust it with the seasons.

What about storms and freezes?

We prepare the property ahead of the forecast, not after. On the coast that means storm prep before a storm and documentation afterward. In the Austin area it includes freeze prep before the first hard freeze.

What does storm and freeze readiness mean?

Storm and freeze readiness is how we get your property ready before bad weather and document it afterward. Before a storm, your Property Partner walks the property to make sure nothing can be blown around, such as trash cans and patio furniture, and completes an interior walkthrough with video. If your home has automatic storm shutters, your Property Partner will close them. Boarding up the home is not part of this service, but we can discuss it at your walkthrough when we understand your current storm prep plan. Before a hard freeze, we protect what freezes, such as exposed water lines and hose bibs, and check the irrigation system. After a storm or a freeze, we walk the property again, record what we find with photos, and bring in recovery vendors if repairs are needed. Storm and freeze readiness is included in the Monitoring and Blended Memberships. Storm preparation reduces the chance of damage, but it cannot prevent it. Hull & Home and your Property Partner are not responsible for shutters that fail to operate or for damage caused by the storm itself.

Boats, docks, and vehicles

Do you look after boats and docks?

Yes. Boat coverage is added per vessel and includes scheduled engine runs and flushes, fuel, oil, and battery monitoring, hull and interior rinsing, lift, lines, and cover checks, service intervals coordinated, and registration tracked. Dock and lift hardware are part of the oversight for properties on the water.

Do you cover jet skis, golf carts, and cars?

Yes. Jet skis, golf carts and UTVs, and vehicles each have their own add-on. They are started or run between your trips, kept charged and checked, and have service scheduled and dealer drop-off handled where needed.

Do you do the mechanical work yourselves?

No. We keep the schedule, arrange the work, and meet the technician. The mechanical work is done by a vendor and billed separately, on one price you approve first.

Do you offer boat preparation?

Yes. Before you arrive, the boat is made ready along with the house: engine run, fuel, oil, and battery checked, and lift, lines, and cover inspected. Fueling arrangements can be coordinated based on your location. Boat coverage is added per vessel.

Vendors and projects

Can I keep using my own vendors?

Yes. Use your vendors or ours. Either way, we make sure the work is managed professionally.

Are your vendors licensed and insured?

Yes. Every vendor in our network is licensed and insured for their trade. It is the baseline we hold everyone to before the first job is scheduled.

Can you manage a bigger project, like a build or renovation?

Yes. We scope, price, and run projects such as garage renovations, tackle rooms, fish cleaning stations, hot tub installations, and supply closets. You get one written scope, one price to approve, and photos as the work goes.

I am a contractor or tradesperson. How do I join your network?

Apply on our Work With Us page with your trades and contact details. We follow up with a call to see if it is a fit, both ways.

Working with us

How do I get started?

Tell us about your property on our Talk to Us page, or call the office in your area. A Property Partner will reach out to set up a time to talk, then walk the property with you and build your plan.

Is membership for second homes as well as primary homes?

Yes. We work with both. A primary home needs its maintenance and vendors handled on a schedule. A second home needs that plus someone watching it between your visits.

Is there a minimum size or type of property?

No. Whether your property is a fit depends on how well it aligns with our services, not on its footprint or square footage. We determine that together at the initial walkthrough.

How do I reach someone?

Call the Austin area office at 737-377-0955 or the Rockport office at 361-450-7728. When you call, you reach a founder.

How quickly will you respond when I call or text?

Quickly. We take on a limited number of members in each market, so our response time is timely.

Who is behind Hull & Home?

Two co-founders. Hunter Fendley leads the Austin-area market and spent a decade in institutional single-family operations. Todd Wagner leads the Rockport market and brings a marine and software background.

Is Hull & Home insured?

Yes. Hull & Home carries liability insurance for the work we do.

How do you keep my access codes secure?

All access codes are stored in our CRM and hidden until they are needed. Only certain team members have access.
